Market Highlights

The Austin industrial market continued its strong performance year-to-date, with a citywide vacancy rate of 6.1%.

Close to 1.2 million sq. ft. has come online year-to-date, with about 400,000 sq. ft. of that total vacant.

The construction pipeline is at 1.4 million sq. ft. comprised of half Flex and half Warehouse properties. All current construction scheduled to deliver in 2017, with an 87.4% availability rate.

A large project currently underway is Brushy Creek Corporate Center located in the northwest Austin suburb of Cedar Park. The Flex park includes two single-story buildings—124,780 sq. ft. and 106,250 sq. ft.—on 24 acres at 1200 BMC Dr. The build-to-suit center is expected to be completed during the third quarter of 2017.

The Austin Business Journal recently awarded Goodwill Industries of Texas the 2017 Commercial Real Estate Industrial Transaction Award. The requirement resulted in 95,000 sq. ft. for a new outlet store in the North submarket of Austin. The facility has 24 loading docks, equipment storage space, and a retail storefront resemblance with an abundance of parking.
